我买的叠墅跟你描述的极其相似：下叠一层180平，150平地下室（5米高，需浇筑2层使用），前院50平，后院15平。浇筑完成后总面积550平左右，分布于1，-1，-2三层。上叠二层三层共160平，50平阁楼，50平地下室（5米高，需浇筑2层使用），后院15平，露台30平。浇筑完成后总面积350平左右，分布于4，3，2，1，-1，-2六层。上下叠分别从南北独立入户。价格上，下叠比上叠要贵15%左右。我自己最终买的是上叠。是基于以下几点，如果你跟我情况类似，也应当选择上叠。反之则应该选择下叠：1，上叠真正做到了有天有地独立入户，这是我认为别墅区别普通楼房的最重要标准。下叠没有阁楼，有地无天。2，我能接受楼下或隔壁有人，但不接受楼上住人。因为在绝大多数情况下，楼上对楼下的影响要比楼下对楼上的影响大得多。3，在不远的地方我还有一套190平的大平层，如果夏天我实在无法忍受上叠的蚊虫和炎热，至少我还有地可躲。4，虽然从-2地下室到+4阁楼足足6层，而且我并没有加装电梯的计划，但好在家里没有老人，爬楼对我来说并不算很大的挑战。5，尽管下叠的产证面积和总面积都更大，但实际上我也就是普通一家3口同时住350叠墅和190平层，居住、生活、娱乐、办公面积都已足够。6，我的确有点喜欢下叠的前后院，尤其是50平米的前院，但真要把我放在那里，就会总觉得被上叠阳台注视而后背发凉。不能光屁股跑的院子，在我眼中都不是院子。7，从装修复杂度来说，上叠需要大量浇筑（阁楼、露台、地下室）且涉及6层，要比下叠花费更多，且时间精力消耗更大。但好在这几样东西我都不太缺。8，上叠观景效果更好。虽然这并没有任何卵用，因为再好的风景住两天就看腻了。9，心理上。住上叠，再也没人能在你头上拉粑粑。最后加一个我不选下叠的究极原因：因为这种下叠别墅和普通楼房的底层复式理论上没有任何区别。都是两到三层，都可以经由院子独立入户，都是楼上有人楼下没人。但这种上叠却和普通楼房的顶层复式有本质区别：没有哪个顶层复式能做到独立入户，更不可能有地下室。甚至可以说，这种上叠具备了联排别墅的所有要素，唯一区别就是楼下有人（但如前所述，楼下对楼上的影响并不大）。总结下上叠的优势就是有天有地有独立入户，受人为因素干扰极小。劣势则是相对面积较小，受环境因素干扰极大。如果你恰好也像我一样能弥补或者忍受这些缺点，又对其优势无法拒绝，那么上叠别墅就是首选。要看在哪个城市，如果是南方水乡地区，地下室下面挑空，比如下面还有车库，那不会太潮湿，如果地下室下面没有挑空，时间长了会很潮湿。另外如果对噪音比较敏感的，建议选上叠}
