三室两厅两卫一般定位分为紧凑型和舒适性两种。
紧凑型南方保温层薄或没有保温层的，100平米就可以做到；北方做的到位也要105以上。以上面积都没有考虑偷面积。
舒适性的一般都要115以上，较常见的是120多平米才，130多也不少见。甚至一些140多的也是三室两厅的。有些叠拼户型，160-170平米的也做成三室两厅两卫。

如果是三室两厅一卫最好是100-110平，如果是三室两厅两卫最好是120平，这是最黄金的比例.
二室二厅一卫最好是80-90平的。
套三在100平内的房子比较合适，再大就浪费了。

这跟人数没关系，只跟你有多少钱有关系，有钱我还想住庄园呢，问题是买不起

面积多大很难说，按房间数来说3口至少2大房；4口至少3大房，再按实际情况调整
不管住大房或者小房，要心里平衡才是。
房子大了，家里杂物堆积如山，这样的大来也不舒畅。房子小，主人把屋内打理得井井有条，住着也很温馨。

每个房间尽量大点，看钱了。
看钱多少。不差钱的话三口至少四房两厅大阳台，四口考虑排屋或别墅。
乞丐配置：不足90方，不到两房
温饱配置：90-120方，两房-三房
小康配置：120-150方，三房-四房
土豪配置：150以上，N房
房子越大越好
小孩的房间得有：卧室，玩具房（长大后变琴房），书房
大人的：卧室，两个书房
老人：老人房
客人：客房
4房不错，一个书房，3个房间

我家180房，4房（三个卧室一个书房），父母帮我看孩子同住，一个孩子时感觉正好。现在二宝要出生了，就要把书房改成卧室了

减掉２０吧，７０方就可以做两房了，１００方左右做三房也比比皆是。老小区里三口之家住５０平甚至３０平的都大有人在，按照８０％的得分率折算，也差不多

套内70么？二房。说实话，130方，套内105方，做三房有点紧，主卧一间，儿童房放个书桌总要吧，次卧要么老人房要么书房总要吧，我现在北面的阳台包进来做了个书桌当书房，不然次卧只能当书房，老人来要么沙发床要么外面住。
3人120方&&4人150方左右比较舒服
